Consolidation within the retail real estate world has been rampant in recent years, but that pace of growth slowed slightly in 2005. The amount of space controlled by the top 10 owners on our list grew by just 6.6 percent in 2005 — a total of about 65 million square feet of space — after jumping a whopping 200 million square feet the prior year. The composition of the list looks similar as well. Dispositions by New Plan Excel Realty Trust dropped the company out of the top 10, enabling Regency Centers to take their place, but beyond that there were no major shifts in the rankings. (That all could change next year depending on Mills Corp.'s fate.) Still, this year's list makes history as Inland Real Estate Group of Cos. and Kimco Realty Group pushed their portfolios over the 100 million-square-foot mark, joining reigning No. 1 Simon Property Group, General Growth Properties and Developers Diversified Realty in that rarified club. Moreover, the top 10 owners of retail space in the U.S. between them now control more than 1 billion square feet of space for the first time ever — nearly double the amount they owned at the end of 1998.
