WMRE Forum Recap: Examining Some Private Real Estate Trends

WMRE’s first forum of 2023 focused on private real estate, including sessions on multifamily, workforce housing and DSTs.

Tumult in the equities markets, including for publicly-traded REITs, has led investors to examine other opportunities for investment.

WMRE’s first 2023 forum looked at the private real estate market–including how investing in multifamily private placements can help investors capitalize in 2023, and investment and partnership opportunities in the Northeast and Mid-Atlantic region that are often overlooked.

The forum’s platinum sponsor was Ashcroft with One Wall and Four Springs Capital sponsoring additional sessions.

All three sessions are available for on-demand viewing here.

Here's a rundown of the three sessions.

The 2023 Multifamily Advantage - How to Turn Volatility Into Profit

Multifamily real estate is entering into a buyer’s market. But it’s important to understand what kind of buyer’s market it is and how to navigate it. In 2022 the U.S. economy adjusted to a historic rise in interest rates, however the Fed has slowed the pace of increases in its most recent moves. If rates flatten, uncertainty in the market will decrease and activity will rise again. The session, featuring Travis Watt, director of investor relations at Ashcroft Capital, focused on how multifamily private placements sit.

The Case for Northeast and Mid-Atlantic Workforce Housing

While sponsors and investors have been flocking to the southern regions of the country, opportunities presented in the Northeast and Mid-Atlantic region are often overlooked. These opportunities are being fueled by large employment centers, sticky residents, older assets poised for rehabilitation/repositioning, and most importantly, no new supply of workforce housing with affordable rents. This webinar, featuring Nate Kline, partner and chief investment officer at OneWall Communities, discussed the case for the Northeast and Mid-Atlantic region.

ABCs of DSTs

Delaware Statutory Trusts (DSTs) continue to spread in popularity with real estate investors looking to conduct a 1031 exchange. This discussion, featuring William Dioguardi, Four Springs chairman and CEO, and Jared Morgan, head of acquisitions at Four Springs, is aimed at helping investors and advisors navigate the latest benefits and opportunities with DSTs.
