The variable annuity wholesalers will buy lists for you.

That being said, I don't think there is a great yield in cold calling and mailing from lists.

Wrong.  Cold calling works.  You have to be consistent and have a method.  For me, the hardest part of cold calling was always building lists.  If VA wholesalers will buy you lists, awesome!  If not, Reference USA, baby!  Just be sure to screen those numbers.  I don't need to cold call anymore, but I still kinda miss it.  Isn't that sick?

There are a number of internet resources for finding institutional money (check out my site for that, too), but I always found the best way to prospect individuals was to use a combination of zillow (for home values) then cross-reference that with whitepages.com. It takes a little bit of work, but you can build some pretty massive lists with a small time investment.

So the procedure is thus: zillow areas around you that you think have good wealth, jot down the streets with homes in the 6 figure range (mid-to-high depending on your geographic region). Then do a reverse whitepages lookup for by that street, and cut and paste all those pages into an excel spreadsheet or word doc. Then scan your donotcall list database for those numbers, smile, and dial.
