I just came from St. Simons Island a few weeks ago and the valuations were outrageous. Of course, resort property has always been pricey, but being regular visitor to the "Golden Isles" for the last 15 years, I've been able to view the absurd increase of home prices, firsthand.

I'm familiar with that coastal region as an owner and I can tell you that while prices have jumped in the past two years or so, prior ro that, back to the tech bubble burst of 2000, things were very, very slow.

I think a good bit of that recent move is a catch-up act, plus the effect of low mortgage rates.

Well, when the trainer at my gym tells me he can make 20% on an empty

lot in less than 6 months, I take that as a clear sign there’s a bubble in

the real estate market!!!

There’s no national market in real estate, so there’s no national bubble. There  are pockets, but it isn’t nationwaide.

I have given a lot of thought as to how this real estate bubble is going to burst and I've just about decided that it's going to be a slow, prolonged "pop".

When the tech bubble burst, the news was instantaneous and, because there was a national market for the stocks, everyone could keep score as to who won and who lost. Though the losses were painful, they were quick, so everyone could go on with their lives licking their wounds.

With real estate, there is no national market for scoring winners and losers. Investors will be throwing good money after bad, long before they realize there's a problem. Barring a derivatives-related meltdown, I believe it will be a long, slow decline.

You can tell there is a real estate bubble in my town.  Single-wide trailers are selling for double-wide prices.

Since when did Jones IRs do any Real Estate Investing...........by the way your tag line says it all....  Isn't there full disclosure in real Estate?

Anyone defending Doug "3" Mil Hill, has to be dumb as for tough, if you are tough you would get the hell out of there and go out on your own   Then you would be smart and tough  learn the facts check things out for yourself and your family.........
